Position Description:

  • Supervise all daily operations in accordance with the management agreement and strictly enforces all policies set by client and company.
  • Monitor & manage expenses in relation to budget.
  • Approve all invoices related to assigned facilities.
  • Visit each facility and tenant at least quarterly.
  • Prepare any and all reports requested by client.
  • Organize and oversee capital requests for assigned properties.
  • Monitor aging reports and respond to any delinquencies in accordance with the established policies.
  • Attend weekly/monthly/quarterly director/managers meetings.
  • Observe all policies and procedures programs in place to ensure quality.
  • Review vendor contracts continually for competitiveness.
  • Develop building safety/evacuation procedures, educate tenants and perform drills.
  • Routinely communicate with the client to discuss and monitor their level of satisfaction.
  • Obtain insurance certificates from tenants and contractors.
  • Inspect vacant areas, recommending and initiating action to improve marketability as indicated.
  • Maintain updated vacancy list.
  • Develop a schedule for regular building operational maintenance functions and audit for performance.
  • Reconcile actual Operating Costs for previous year’s tenant billings and refund tenants for any overpayment or bill tenants for any deficiency in recovering operating expenses for property.
  • Assist budget preparation package for owner.
  • Handle other duties as assigned.



Education and Experience:

  • 4 year college degree
  • 3+ Years in Property Management field
  • Prior Medical Office Building experience
  • Experience with preparation of annual property budgets
  • Excellent verbal and written communication skills to successfully interface with high level client
  • Proven record of delivering excellent customer service
  • Strong analytical skills

Certificates, Licenses, Registrations:

  • IREM Certified Property Manager or BOMA Real Property Administrator designation preferred
  • North Carolina Real Estate license preferred

Techncial Skills:

  • Proficient in Microsoft Word, Excel, and Outlook
