Under the direction of the Director of Asset Management, the Property Manager will assist in the operation, physical condition, and financial performance of the company’s property management portfolio.

DUTIES AND RESPONSIBILITIES:
Under the direction of the Director of Asset Management, the Property Manager duties shall include:
• Promote and foster positive relationships with vendors, owners and staff.
• Coordinates, oversees and/or manages repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance, landscaping and janitorial work. Reviews work orders to ensure that assignments are completed.
• Conduct property inspections at client’s buildings to ensure quality assurance and efficient customer service and provide reports of the findings.
• Schedule and coordinate meetings as requested.
• Update and maintain property contact lists and emergency information for properties.
• Prepare RFP’s, evaluate submitted proposals and prepare contracts for signatures.
• Prepare lease abstracts for new and existing leases.
• Prepares capital project budgets, annual operating budgets and variance reports.
• Request Purchase Orders and provide payment information to Accounting Team.
• Code property invoices for payment.
• Track Purchase Orders and vendor payments using in-housing accounting system.
• Maintain property work order system. Includes: Maintain Property files.
• Maintain Certificate of Insurance, W-9s and any additional forms necessary for Contractors.
• Assist clients in annual Fire Drill Coordination. Include coordinating training sessions for building employees and Fire Department participation.
• Perform general administrative tasks as needed

Qualifications

EDUCATION and EXPERIENCE
• Four year degree or equivalent combination of education and experience
• At least 5 years of experience in commercial property management (commercial office, retail, property owner association, or similar experience)
• Demonstrates an intermediate proficiency level with computer programs including Apple, Word, Excel, Power Point, and Outlook email
• Must have Yardi Voyager experience
• Prior experience managing medical office buildings preferred, but not required
• Proven leadership skills
• Strong interpersonal skills; excellent verbal and written communication skills; ability to effectively communicate with all levels of the organization
