Property Manager
The Property Manager is responsible for overseeing the daily operations of multiple commercial properties in the greater Charlotte market. This role involves managing tenant relations, property maintenance, financial performance, and compliance with all applicable laws and regulations. The ideal candidate will possess excellent communication, organizational, and leadership skills to ensure the property's profitability and tenant satisfaction.
This role will report to the partner of the firm.
Qualifications
Key Responsibilities Tenant Relations:
● Respond to tenant inquiries, complaints, and service requests promptly.
● Work with Listing Broker with completion and storage of lease agreements, renewals, and terminations.
● Possibly conduct property tours and inspections with potential and current tenants.
● Work with Partner and Legal counsel on any eviction processes.
Property Maintenance:
● Coordinate routine and emergency maintenance and repairs.
● Conduct regular inspections to ensure the property is in good condition.
● Oversee vendor and contractor relationships to ensure quality and timely service.
● Negotiate vendor contracts.
● Oversee construction and CapEx projects (usually with 3rd party Construction Manager).
Financial Management:
● Prepare and manage property budgets, including income and expense forecasting.
● Work with bookkeeper to collect rent and enforce lease terms.
● Work with bookkeeper (and client when applicable) to review and approve invoices for payment.
● Work with bookkeeper to prepare financial reports (via Quick Books) and submit them to Partner and Client for review and approval.
Team Management:
● Depending on need, supervise and train on-site staff, maintenance personnel, and administrative assistants.
● Conduct performance reviews and provide feedback.
Record Keeping:
● Complete property management policies and procedures for each assignment.
● Complete lease abstracts.
● Maintain accurate records of leases, maintenance requests, financial transactions, and tenant communications.
● Ensure all records are organized and easily accessible.

Qualifications:
● 2+ Years of Commercial Real Estate Property Management experience
● Bachelor’s degree in business administration, real estate, or a related field (preferred but not required).
● Strong knowledge of property management software (e.g., Yardi, AppFolio, or similar), Microsoft 365 applications and Google Suite applications.
● NC Real estate license (preferred but not required).
Work Environment:
● Primarily office-based with frequent travel to properties.
● Occasional evening and weekend work may be required.
● Possible On-call availability for emergencies.
